Green bulding Muangthai Capital Headquarters

Green building is a definition of a building which is built by concerning the natural environment. Muangthai Capital Headquarter has a clear vision of sustainability goal, the overall project is designed with a consideration of both building users' well-being and resources. Wide glazing façade is used to maximise connection with nature through outside views and gain access to daylight. To response to potential intense sunlight and reduce energy consumption, the project also installed optimized exterior shades. The building is made up of environmentally friendly materials to minimise negative impact toward the environment. Within the building, several strategies are implemented to ensure building users' thermal comfort and indoor air quality. Building Location: The project is located at urban setting of Bangkok, surrounding by diverse amenities and services. The project is developed on land that has been previously developed and limit the building’s footprint to the previously developed site to avoid disturbing of environmentally sensitive lands and reduce environmental impact. Green areas with native plants have been designed on ground floor to provide nature habitat and promote biodiversity. Building Shade Optimisation Design: Due to the building orientation and dimension of the facade, it's crucial to address anticipated extensive daylight access. The project designed and installed exterior shading devices in order to minimise overall solar intensity, in which results lowering energy consumption used for cooling. Building System: The project installed high performance curtain wall systems that composed of insulated glazing units, insulated spandrel panels, and shading devices which can effectively reduce conduction and solar gains. In addition, the ventilation fans in the project are using a decoupled system with DOAS units combined with fan coil units where they required lower power. Pressure independent control valve (PICV) is installed at each fan coil unit to help regulated and maintained a constant flow to the coil. Lastly, the project was able to reduce interior lighting power by 9% and exterior lighting power by 52%. Water Conservation: The project implements extensive water conservation measures to drastically reduce the overall potable water demand. Use low-flow and flush fixtures installed in all bathrooms and incorporate a non-potable water reuse system from the on-site wastewater treatment system. Treated non-potable water is collected and reused toward landscape irrigation. Overall water usage reduction of 45% is achieved.   Waste Manage and Recycling Program: The project is committed to sustainable waste management and recycling in the project’s design, construction and for long-term operation. There is a central recyclable storage for paper, plastic, glass, metal and corrugated cardboard. Furthermore, the project launched a new measure to lower paper consumption by encouraging to print documents both sides of the paper and developing digital e-receipt.   Sustainable Materials: Materials were selected for their high recycled contents, and whenever possible, local extraction and manufacture.   Indoor Air Quality: Several methods including installed entryway system, enhanced filtration media, increased outdoor ventilation, used low-VOC materials are implemented to enhance indoor air quality levels, which help improved human health and performance.   Overall design strategies have built the Muangthai Capital Headquarter to achieve the company’s sustainability goal and enhance health and well-being of the company's office workers as well as ensure environmental design approaches to be responsive and benefitting towards to project and community surrounding.
